Thanks Karen. I just started playing with the leaf masher and it's fun. Strangely enough a day or two after I started playing with the leaf masher there was a thread started on leaf mashers on ISGB, so I got some great advice there.

Yup - one step closer. She accepted our offer with a small counter offer, but our fab red-haired realtor got us the appliances included.And now to get the inspection done (Monday), financing finalized and then it's a done deal. Starting to breathe a bit easier, slept last night for the first time in days, but still not going to say we have a house. and those r.c.b. vibes are awesome. I found a cool opportunity to pursue this am - doing art with street kids, something I've been thinking of since I got back home. I lovethese times when several things all come together at the same time and all the slow, inching incremental work really pays off!

The house inspection was today and went well. no big bad surprises and our realtor found us yet another person who was delightful to work with. The Scottish ex- Royal Engineering Corps guy who did the inspection was excellent. DH did some more mortgage paperwork, so waiting on that - Weds. is when our broker said that final mortgage approval would be confirmed - and then we're out of the woods and into the sweetest house. I spent quite a bit of time today looking over the garage with bead-making studio in mind and I'm sure I can make it work. So far, so good!
